On an Agoura Hills visit, the crawlspace hatch is the first thing we lift. Down there the sill plate, the anchor bolts and the short cripple walls show how the house is tied to its foundation, and where a quake would find a weak joint. We light the full perimeter, count each bolt we can reach and press an awl into the wood wherever it looks dark or soft.

What the survey sheet records

Every finding goes on a floor sketch at its spot. Bolt spacing is measured washer to washer, and any stretch of sill with none gets marked. Cripple studs with bare faces mean bracing is missing. Cracks in the stem wall are measured for width and offset, and damp soil below a corner sends us outside to see where the roof water lands. A slab house has no hatch, so the garage walls and the framing around its door take that first look. The sketch and photos then go to the engineer.

City review and ember rules

The City of Agoura Hills handles plan review and inspection for houses within its limits. Part of this Conejo Valley city is covered by mapped fire hazard areas. On a lot inside one, a vent swapped while bracing a cripple wall, or siding renewed near grade, must meet ember-resistance requirements, and the drawings note which parts those are.
