In Playa Vista, once a new floor plan deletes a wall that holds weight, the whole home remodel becomes a structural project before it is anything else. That wall gets replaced by a beam, posts and footings an engineer has sized, and that work sets the order for everything after it. Cabinets, tile and lighting are chosen once we know where the beam runs and how deep it hangs below the ceiling.
Telling a bearing wall from a partition
From the attic or the floor above, we look at what sits on the wall. Joists that stop on its top plate, a post hidden in the framing, or another wall stacked directly over it all mean the wall carries load. On a slab, a thicker band of concrete under the wall points the same way. Some walls also brace the house against sideways shaking, and taking one out means the engineer has to find that bracing a new home, often as a plywood shear panel elsewhere in the plan. The survey marks both kinds before the designer moves a line.
LADBS review and the order of trades

On site the structure comes first. Temporary shoring holds the ceiling, the old wall comes down, footings are poured, and the beam and posts go in for inspection. Connectors in that new load path are coated or stainless, chosen for damp air by the water, and the quote keeps the structural work apart from the finish work, with the beam and footings on their own lines.
