A long level and a floor sketch are what we bring through the front door of a Reseda house. Room by room, we read the floors and mark the dips, the doors that rub their frames and the drywall cracks running off corners at an angle. Only then do we head for the crawlspace, with a clear idea of which posts, girders and footings need a hard look.

From a low floor to its support

A dip near the middle of a room tends to sit over a girder. In the crawlspace we check the posts under that girder, how they bear on their piers and whether any pier has cracked or tipped. A post resting on bare soil can sink, and a girder joined between two supports can sag.
