Under the middle of a Rowland Heights floor, a row of short posts stands on concrete piers and holds up the girder, and that row gets our full attention first. In a quake, a post held by a couple of toenails can kick off its pier and drop the floor above it. On an inland suburban lot the ground under those piers can stay dry for long stretches, so the connection tends to fail before the wood does.
What a post connection needs
A sound post sits square on its pier, bears on the girder across its whole top and is held at both ends by a metal connector fastened on each face. We look for posts that lean, piers that have tipped or sunk, shims stacked under a girder and any toenail that has backed out. Each post gets a mark on the floor plan sketch with what it needs, whether a new connector, a replacement post cut to height or a fresh pier poured where the old block has cracked. The perimeter sill and its anchors are checked on the same trip.
Los Angeles County review
Rowland Heights is an unincorporated community, so the permit comes from Los Angeles County Public Works, Building and Safety. Post and pier work can be added to a bolting and bracing permit, and the plan then shows the connector for each post beside the anchors and plywood at the perimeter. The county inspector sees every connector before the crawlspace is closed up. Diamond Bar, Walnut and Whittier nearby are incorporated cities, so a house in one of them is permitted through that city, and the survey runs in the same order there.
