Topanga is in the mountain zone of the Santa Monica Mountains, and mountain ground in general can change in character from one lot to the next. Rock, fill and native soil may all turn up on neighboring parcels, so a retrofit there cannot start from a guess about what holds the house up. We look at the footings, posts and any retaining walls at each address before the engineer draws the load path.

If the lot slopes

On a sloping lot the downhill side of a house may stand on tall cripple walls or on posts and piers, and that is where a quake finds the weakness. Tall cripple walls take plywood with tighter nailing and hold-downs at each end. Posts may need diagonal braces or new steel caps and bases. When the uphill footing sits much shallower than the downhill one, the engineer decides how to tie them together. Runoff is traced as well, because water flowing under a house can soften the soil beneath a pier.
