Lake View Terrace falls in the suburban part of our San Fernando Valley map. On a suburban lot with open ground around the house, that ground matters to a seismic retrofit in two ways. It gives room to carry plywood and tools to the crawlspace, and the way it drains decides how wet the soil stays beside the footing the new anchors will grip.

Reading the yard before the crawlspace

We start outside and watch which way water would travel across the lot. A patio poured toward the house, a downspout that empties at the wall or a raised planter against the siding can each hold moisture where the foundation sits. Inside the crawlspace, the stem wall behind those spots is checked for cracks, white mineral deposits and soft sill wood. If that stretch of footing has shifted, the engineer looks at it before anchors go in there, and regrading or a drain line is written into the scope.

LADBS review and ember rules

Lake View Terrace is a neighborhood inside Los Angeles, which puts its plans with LADBS for review and inspection. Parts of the area appear on state fire hazard maps. On a lot inside one, an opened exterior wall may have to meet the wildfire construction standards in the building code, which can affect vents and siding close to grade. San Fernando, though nearby, is its own city with its own building office, so the permit path is confirmed by address before the sketch becomes a plan.
