Seismic connections under Rancho Palos Verdes floors

Aspenwell Construction retrofits Rancho Palos Verdes crawlspaces post by post, tying piers, girders and sills down with connectors chosen for damp air.

Under a Rancho Palos Verdes floor, the joint we care about most is where the wood frame meets concrete, because that is the point a quake tests first. Each post, sill and pier connection has to pass sideways force down into the footing. Near open water the air below a raised floor tends to stay moist, and over time that moisture works on bare steel and on lumber resting against concrete. We judge the whole retrofit from the state of those joints.

Posts, piers and the girder above them

Interior posts carry the girder that runs down the middle of the floor, and in an older crawlspace a post may simply rest on a concrete block with nothing holding it in place. We check each one for a metal base, a cap connector up at the girder, and sound wood where it touches the pier. Loose or decayed posts are replaced with treated lumber on a fresh base. Along the perimeter, new anchor bolts set in epoxy fill any gaps in the existing spacing, and a soft length of sill is cut out and renewed before a bolt goes through it.

Connector grade and the permit set

Hardware choice follows the setting. For a peninsula house we order plates, caps and straps in the corrosion resistant grades the manufacturers publish for damp exposure, with nails of the same finish, since mixing metals speeds rust where they touch. Cripple walls get structural plywood nailed to the pattern on the drawings, with holes for airflow. Rancho Palos Verdes building staff check the plan set, and an inspector looks at the bolts, connectors and nailing while every piece is still visible. If the floor sits higher on one side of the house, an engineer can size the bracing for those taller walls.
