Can a Camarillo home that sits on a concrete slab still need seismic work? The answer turns on what stands above the slab. A house with no crawlspace has no cripple walls to brace, yet a wide garage opening with a room over it, or a wall taken out in an earlier remodel, can leave the frame short of bracing. Where the air stays damp, rust also works on the straps and hold downs that tie walls down.

Raised floor or slab: what we look for

On a raised floor, the survey starts at the crawlspace hatch, with every anchor bolt counted and each short stud wall measured and checked for plywood. On a slab, the clues are above ground. We look at the garage front for narrow wall segments beside a wide door, check for cracks running from window corners, and note any interior wall that was opened up. Hold downs at the ends of braced walls are inspected where they can be reached, and rust that has eaten into a strap is photographed and added to the sketch.

Hardware grade and the Camarillo permit

Connectors meant for moist conditions get a thicker galvanized coat or are made of stainless steel, and the nails and screws match them so mixed metals do not corrode each other. A garage opening that lacks bracing can take a steel moment frame or engineered shear panels, sized by the engineer from the loads above it. The City of Camarillo building department reviews the plans and sends an inspector before new hardware is covered. If the parcel lies inside the state planning area along the water, a separate planning review may come first, and we check that at the start.
