The order, from survey to sign off

A visit starts with a measured sketch of the foundation that shows each anchor, every short stud wall and any board that has gone soft. The scope and price are written line by line from that sketch. Next comes the permit set, prescriptive when the house fits a standard retrofit plan and engineered when it does not. On site, anchors go in first, then plywood on the cripple walls, then connectors at the posts and girder, and each stage waits for its inspection before the next one covers it.

Where Ventura differs

Moist air under a raised floor can pit older straps, nails and bolt heads, so a magnet and a scraper help us judge how much steel is left. Replacement hardware may be hot dipped galvanized or stainless, with fasteners of a matching grade. The building department of the City of Ventura reviews the plans. Some Ventura parcels may also need state planning approval near the water before a building permit, and we confirm that early. Simi Valley and Moorpark, farther inland, file with their own city departments.
