Seismic and foundation work in Malibu

A seismic job in Malibu follows the same steps we use in Calabasas, Agoura Hills, Westlake Village, Thousand Oaks, Oak Park and Topanga. We survey the crawlspace, sketch each wall line, record the bolts and bracing already there and draw up the gaps for the engineer. The address changes only a few things: which office reviews the permit, which hardware finish goes in and which fire or development rules apply.
One sequence, several offices
The City of Malibu has its own building department, and it reviews structural permits for Malibu addresses. Some lots there fall in the state-mapped zone along the water, where an addition or exterior change can also need a development permit before the building permit is issued. Calabasas, Agoura Hills and Westlake Village are separate cities, Thousand Oaks sits in Ventura County, and Oak Park and Topanga are unincorporated, each handled by its county. Fire hazard mapping reaches parts of Malibu, so on those lots vents, roofing and siding are chosen to resist embers.
Hardware for wet air
Wet air off the water rusts anchor bolts, straps and hold-downs sooner than dry inland air does. On a lot close to the water we specify stainless or heavy galvanized connectors and nails rated for that exposure, and we keep dissimilar metals apart. Crawlspace vents get ember-resistant mesh that still lets moist air move through. Framing near the soil is pressure treated. A house set farther back from the water may take a lighter coating, and the drawings name the finish for each connector so the inspector can confirm it on site.
