Studio City belongs to the City of Los Angeles, which means the Department of Building and Safety, known as LADBS, signs off on any structural change made to a house there. That reviewer wants proof of a complete load path. Sideways force has to enter the frame, travel through braced walls and hold-downs, and reach a foundation that can take it. Our drawings show each link along that chain.

When a standard plan is enough

A wood house on a raised foundation that meets the code's limits can often be bolted and braced from a prescriptive plan, with bolt spacing and plywood nailing spelled out in advance. Anything outside those limits needs calculations. Tall cripple walls, a room built over a garage, a split level, or a foundation with damaged sections all push the job toward an engineer, who we bring in. In both cases the inspector looks at the hardware and the nailing while they are still exposed, so nothing important is hidden before it has been seen.

Soft-story frames and larger remodels

Where living space sits above a garage or a wide ground floor opening, that lower level can be too flexible to hold its share of lateral load. A steel moment frame or new plywood shear walls can stiffen it, each tied into fresh footings. The same thinking applies inside a whole home remodel. Before cabinets, flooring or a new layout go in, we settle which walls carry weight, where beams will span and how the foundation receives it. Finish work follows once the structure has passed its inspections.
