Foundation and seismic work in Valley Village

The row of posts under the middle of the floor is what we check first in a Valley Village crawlspace. Each one stands on a concrete pad and holds up a girder, and together they carry the inside of the house. We look for posts that lean, pads that have cracked or sunk, and connections held by a single toenail where a metal cap belongs. That line tells us how the center of the frame would move in a quake.
Posts, pads and girders
A post that has dropped away from its girder leaves a gap the floor above can feel as a soft spot or a low corner. We shim and fasten with steel post caps and bases, or replace the post when the wood has split. A pad that has sunk or broken gets a new pier poured to the depth the plans call for. Where the girder itself has sagged, it is jacked back in small steps to protect the drywall and doors above. With the middle sound, the work moves outward to the perimeter sill and its bolts.
LADBS review for Valley Village
Valley Village is part of the City of Los Angeles, and LADBS reviews structural plans there and inspects the work in stages. New piers are seen with their forms and steel in place before the concrete arrives. Post caps, anchor bolts and cripple wall plywood are seen before anything is covered.
