Seismic retrofit and structural work in Toluca Lake

Aspenwell Construction uses one under-floor checklist in Toluca Lake, Studio City, Burbank and nearby, and files with the right office for each address.

The checklist we carry into a Toluca Lake crawlspace is the one we carry into Studio City, Valley Village, North Hollywood, Burbank, West Hollywood and Sun Valley. It runs in a fixed order: sill, bolts, cripple walls, posts and girders, then the path up through the walls to the roof. Each line gets a measurement or a photo, and the written scope is built from those lines alone.

The checklist, line by line

At the sill we probe for rot and look for splits near old anchors. Bolts are counted along each wall and their spacing noted. Cripple walls are measured for height and checked for any sheathing already nailed on. Posts are checked for lean and for a positive connection at top and bottom, and the girder for sag. Above the floor, we note any wall slated to come out, any wide opening in an outside wall and any room sitting over a garage door. A house on a slab skips the crawlspace lines and starts at the walls.

Which office takes the plans

Toluca Lake sits inside the City of Los Angeles, as do Studio City, Valley Village, North Hollywood and Sun Valley, so LADBS reviews and inspects structural work at all of those addresses. Burbank and West Hollywood are cities in their own right, and each runs its own building review with its own forms and inspection requests. The details on the sheets stay the same from one office to the next. The cover sheet, the application and the way an inspection gets booked are matched to whichever department holds the address.
